The brief

A single block in Eastwood, two families. The owners wanted a duplex that gave each household a complete, private home — not a half-house — while sharing the driveway and front presentation so the street frontage read as one considered build.

Approach

We managed the build as one program with paired but independent dwellings: each side mirrored in plan, each with its own services, its own front entry, and its own private rear yard. Council requirements and party-wall acoustics were tightened above code so neither household would feel the other through the build.

Materials and details

  • Mirrored four-bedroom plans, each with two living areas
  • Acoustic-rated party wall with double stud separation
  • Matched external palette: rendered masonry, dark aluminium windows, brick base
  • Independent driveways merging to a single street crossover
  • Private rear courtyards with paved entertaining zones

Outcome

Two complete family homes delivered together, each with the privacy of a standalone build but the efficiency of a shared site. Both households moved in within a fortnight of each other.
